New tenants to move in at 8 Bobrowiecka

Evernex Polska, the Hoogells Oleksiewicz Sznyrowska law firm and OmniChip became new tenants of the Bobrowiecka 8 office building. Hoogells Oleksiewicz Sznyrowska, a law firm, was the first of the three new tenants to have moved in and has already opened its office. Evernex Polska is expected to move office by the end of this year, while OmniChip will set foot in the Bobrowiecka 8 office building in early 2019. The signing of the lease agreements brings the building closer to 80% commercialisation.

“The new agreements take us closer to full commercialisation of the Bobrowiecka 8 office building. The current occupancy rate is nearly 80%, and the variety of available space has consistently decreased. I hope that further negotiations will allow us to complete the lease process,” said Dariusz Sokołowski, the President of the Management Board of Spectra Development.

 

Evernex, a computer facilities management company, leased approx. 270 m² of office space on the ground floor. Finishing work is currently underway in the leased space, which is expected to be opened by the end of this year. Evernex is a global company with long experience in the IT industry. It offers comprehensive data centre maintenance services, enabling its customers to extend the life of their IT resources.

 

Hoogells Oleksiewicz Sznyrowska, a law firm specialising in legal advice services related to the infrastructure and construction market, will occupy 240 m² on the second floor of the building. It opened its office at 8 Bobrowiecka in early November, having moved its registered address to the new location in October.

 

OmniChip, an integrated circuit design company, leased 160 m² on the ground floor of the Bobrowiecka 8 office building. Finishing and interior design work is currently underway. The relocation of the registered office to the new address is planned for early 2019.

 

The Bobrowiecka 8 office building is characterised by timeless architecture and advanced technological solutions, which guarantee the most comfortable working conditions. The project offers  25,000 m² of A-class office and retail space. In accordance with the original concept of culture embedded in space, an exhibition of works of art by young Polish artists, organised in cooperation with the Starak Family Foundation, is on display in the office building. The Bobrowiecka 8 building is located in Warsaw’s Dolny Mokotów district, just at the entry to the route leading to the Siekierkowski Bridge, which guarantees a very convenient connection with other Warsaw districts.

 

The building, together with adjacent buildings – the Bobrowiecka 6 office building and the Bobrowiecka 10 apartment building, is a part of an urban complex designed by a design office JEMS Architekci. The complex offers a wide range of services. The services that are already available for customers at 8 Bobrowiecka include a restaurant and a rehabilitation centre, with a fitness club expected to be opened soon. On the ground floor of the adjacent Bobrowiecka 10 apartment building there are two grocery chain stores and two restaurants – one offering health food and the other home-style dinners, and a bakery. The opening of new services, including a private nursery, is planned for the near future. Near Bobrowiecka Street there are also private medical facilities, public and non-public schools and kindergartens, a florist’s shop and facilities for drivers, such as a car wash or an electric vehicle charging station. Thanks to the new urban complex, the surroundings of the buildings have also changed significantly. The district has gained an architectural gem full of unique works of art, and the residents gained access to more amenities that improve their everyday life, including a wide range of services available in the Bobrowiecka 8 and adjacent buildings: bakery, self-service laundry, ATM, nail salon and a hairdresser.

 

The Bobrowiecka 8 building was built in accordance with the principles of sustainable development, BREEAM certification and building information modelling (BIM). The developer of the project is Spectra Development, while the general contractor is Hochtief Polska. The Landlord’s advisor was CBRE, a real estate agency.
