ONE House to join Bobrowiecka 8 tenants

Spectra Development has signed a contract to rent out office space at Bobrowiecka 8. The next tenant is the marketing agency ONE House, whose office will be opened in the third quarter of this year. Thanks to the signing of the contract, the building’s commercialisation now exceeds 86%. Previously rented service and commercial spaces in the office building are also being opened, improving the quality of everyday life for employees and local residents.

„I am pleased with this next signing and the fact that the ONE House team, like our other tenants, appreciates the art and atmosphere of the office building,” says Dariusz Sokołowski, CEO of Spectra Development. „Bobrowiecka 8’s commercialization is nearly finished. The current rental level is over 86% and space availability is gradually decreasing. We are currently conducting further negotiations which will soon lead to completion of the rental process,” he adds.

ONE House is a marketing agency providing comprehensive marketing and communication services. It has rented nearly 1,200 m² of office space on the fourth floor. The relocation of ONE House’s registered office is planned for August this year.

The Bobrowiecka complex is characterised by a wide array of services improving the quality of everyday life for employees of the surrounding office buildings and local residents. Previously rented service and commercial spaces at Bobrowiecka 8 are also being progressively opened. The Olimp restaurant and the Green Caffe Nero café on the ground floor of the office building are very popular among both tenants and local residents. Also, in early April, the opening of Zdrofit – a chain fitness club – took place, an event that had been eagerly anticipated by a large future clientele. A rehabilitation centre in the building is already open, with private medical facilities located nearby. They offer, among other things, occupational health checks. On the ground floor of the adjacent apartment building at Bobrowiecka 10, there are grocery shops and a bakery, as well as restaurants offering Italian cuisine and home-style dinners. The opening of new establishments, including an indoor playground, is planned for the near future. Public and private schools and kindergartens, a florist shop, a bakery, a launderette, an ATM, as well as a nail and hair salon are situated near Bobrowiecka Street. The tenants of Bobrowiecka 8 and Bobrowiecka 6 will soon be able to use yet another convenient facility: a car wash, to be located at Bobrowiecka 8. A charging station for electric vehicles located on the premises of the complex has also attracted great interest.

The Bobrowiecka 8 project, together with adjacent buildings – the Bobrowiecka 6 office building and the Bobrowiecka 10 apartment building – is part of an urban complex designed by the JEMS Architekci architecture design studio. The Bobrowiecka 8 office building is distinguished by timeless architecture and the use of advanced technological solutions, which guarantee the most comfortable working conditions. The project offers 25,000 m² of A-class office and service space. In cooperation with the Starak Family Foundation , in accordance with the original concept of culture embedded in space, works of art by young Polish artists are exhibited in the building. The Bobrowiecka 8 building is located in Warsaw’s Dolny Mokotów neighbourhood, beside the entrance to the Siekierkowski Bridge roadway, which guarantees excellent transport links with other districts of the capital city.

The Bobrowiecka 8 building was built in accordance with the principles of sustainable development, BREEAM certification and the Building Information Modelling system (BIM). The developer and manager of the project is Spectra Development, while its general contractor was Hochtief Polska. The Landlord’s advisor was the real estate agency CBRE.
