The Bobrowiecka Complex as a local development driver

The features of the urban complex at Bobrowiecka Street in Warsaw include not only contemporary art exhibitions, but also the availability of services, which increases the attractiveness of the district, both for residents and users of office buildings. At Bobrowiecka Street there are grocery chain stores, restaurants and cafes, as well as numerous other amenities. The complex consists of two office buildings – Bobrowiecka 6 and 8, and the Bobrowiecka 10 apartment building.

“The complex at Bobrowiecka Street breathed new life into this area. We all care about saving time and easy access to a wide range of services, such as a grocery store, outpatient clinic or gym. The proximity of different services, which were not previously available in this part of Dolny Mokotów, is very important both from the perspective of local residents and employees of local offices,” said Dariusz Sokołowski, the President of the Management Board of Spectra Development.

The complex at Bobrowiecka Street offers a wide range of services, which significantly improved the attractiveness of Dolny Mokotów for its users and residents. Apart from restaurants, the Bobrowiecka 8 building will house a fitness club and a rehabilitation centre. On the ground floor of the adjacent Bobrowiecka 10 apartment building there are a total of eight retail units, whose offer improves the comfort of everyday life in the district. In the building there are two grocery chain stores and two restaurants, with a choice of healthy food and home-style dinners. The opening of new services, including a private nursery, is planned for the near future. Near Bobrowiecka Street tenants and residents will also find private medical facilities, public and non-public schools and kindergartens, a florist shop and facilities for drivers, such as a car wash or an electric vehicle charging station. In the neighbouring buildings there is a bakery, a self-service laundry, an ATM and a nail salon and a hairdresser. Close to Bobrowiecka Street there is also a charming Sielecki Park.

The Bobrowiecka 8 building comprises 25,000 m² of A-class office and retail space. The office building, with its timeless architecture, is characterised by advanced technological solutions, which guarantee the highest comfort of work. In cooperation with the Starak Family Foundation, in accordance with our original concept of culture embedded in space, the Bobrowiecka 8 building houses an exhibition of works of art by young Polish artists. This is a twin initiative initiated as part of Spectra Art Space located in the adjacent Bobrowiecka 6 office building. The Bobrowiecka 8 office building, together with the Bobrowiecka 6 office building and the Bobrowiecka 10 residential building, comprises the Bobrowiecka Complex designed by the design office JEMS Architekci. This urban complex is located in the Dolny Mokotów district near the entry to the route leading to the Siekierkowski Bridge, thanks to which it has great connections with all Warsaw districts.

Bobrowiecka 8 was built in accordance with the principles of sustainable development, BREEAM certification and building information modelling (BIM). The developer of the project is Spectra Development, while the general contractor of the building is Hochtief Polska. CBRE, a real estate agency, serves as the sole commercialisation agent for the office building.
